A lot of people talk about Dubai property.
Very few actually sit down with developers and unpack why certain locations are being prioritised at a city planning level.
In this podcast clip, I’m joined by a sales representative from Beyond Developments, where we break down Maritime City one of Dubai’s last remaining true waterfront destinations and why it’s drawing so much attention.
What makes Maritime City different isn’t just the views. It’s the intentional planning behind it.
This is being developed as a fully operational, self-contained community with schools, clinics, parks, retail, and lifestyle amenities all built into the master plan.
What really stood out to me is the level of government commitment to the area.
The Dubai government has committed AED 5.2 billion purely to infrastructure and connectivity, including:
• A new 4 way infinity bridge reducing travel time to Downtown Dubai to around 15 minutes
• Improved road access and long-term connectivity
• A planned metro line extension
Dubai doesn’t deploy capital like this without a long-term vision. When infrastructure investment happens at this scale, it’s because the city is planning 10+ years ahead.
Maritime City is also one of the last waterfront plots this close to Burj Khalifa and Dubai Mall a combination that simply can’t be replicated once it’s built out.
This is exactly how we approach strategy at Global Influence: understanding where the city is going, not just where it’s already been.
