Exciting progress for this Southport residential project — we’ve officially lodged this Development Application, and it is now under Council assessment.

The proposal will transform the 708m² site into a contemporary 8-storey apartment building delivering 20 well-designed homes (a mix of 2 and 3-bedroom apartments), complete with basement parking, landscaped streetscape presentation and a communal rooftop terrace capturing elevated western views.

Each apartment is designed with private balconies, strong natural light and ventilation, while the architecture incorporates timber-look battens, integrated greenery and a coastal-inspired palette that responds to Southport’s evolving urban character.

EUP have just secured approval for this stunning nine-storey apartment building in the evolving Tweed Heads precinct. Positioned on a challenging 15m-wide and sloping site, the design has been carefully articulated to create an impressive visual appeal, maximise northern solar access, and balance built elements with deep soil planting, integrated landscaping, and privacy screening.

The building delivers full-floor apartments, activating both Boundary Lane and Boundary Street, with landscaped communal recreation space which promotes connection to the public domain.

This project reflects the strategic direction for sustained growth within the Tweed Heads centre — achieving increased dwellings balanced with high quality design outcomes, amenity expectations, and enhanced streetscape character.

We’re delighted to see extensive progress on the Helensvale HQ precinct!

Helensvale HQ is more than just a commercial development — it’s a carefully planned collection of modern units comprising 42 warehouses with flexibility to be converted for alternative uses, and 26 self-storage units with a total floor area of just under 16,000m2! The fresh precinct transforms a long-under-utilised land holding to compliment Helensvale Town Centre and more traditional industrial activities in the area with a focus on supporting the way modern businesses operate and grow. The site also benefits from easy access to heavy and light rail and the M1.

Parking can make or break a development. One of the biggest pitfalls we see is using the same parking rate for every project, when in reality, the Gold Coast City Plan sets different requirements for different land uses.

A 60m² café and a 60m² shop are not the same in council’s eyes.
A quick check upfront can save a redesign later. 😉

In line with World Town Planning Day, we asked one of our team members why planning is important and what he loves about his work - here’s what he said:

Planning matters to me because it shapes almost every aspect of our lives, often without us realising. It influences where we live, work, learn, play, and socialise; where we shop; and where we seek care and support—from local doctors to major hospitals and emergency services. Planning also influences how we move between these spaces, how we interact within them, and how the environment around us functions, looks, and feels.


While it’s easy to see planning as a bureaucratic process (and often it is), it runs far deeper than regulations and forms. Planning is intricately connected to how our communities grow and thrive—it affects our sense of place, our opportunities, and ultimately, our happiness and well-being.

Our team at Enhance Urban Planning is thrilled to share that Council approval has been granted for a new poker venue located in Beenleigh. The approved development reactivates a former commercial office into a vibrant venue providing a new entertainment offering in the heart of Beenleigh. The venue will host regular tournament events as well as player-led games, and will be serviced by a full-licensed ancillary bar. As RiskSmart accredited consultants, EUP worked collaboratively with Council’s RiskSmart team to help bring this unique concept to life!
