Set within a character streetscape, the design was carefully considered to feel contemporary without overpowering its surroundings. Light-filled spaces and a relaxed, open layout create everyday comfort, while still delivering the privacy and practicality modern living requires.

A thoughtful balance of modern planning and subtle character influence ensures the home sits comfortably within its inner-city setting.

A floor plan sets the foundation for how a home will live day to day.
This layout strikes a clear balance between open living zones and more private spaces, allowing movement through the home to feel natural and considered.

When planning is done well, each area connects with purpose. Shared spaces feel open and social, while quieter zones offer retreat and separation when needed. It is this level of thought early in the design that shapes homes which are both visually refined and genuinely practical to live in.

Outdoor living only performs well when it’s planned with the climate in mind.
Orientation, shade and airflow all shape how comfortable the space will be throughout the year.

When designed as a true extension of the home, patios and alfresco areas feel connected, functional and easy to use - not like something added on later. In North Queensland, that means creating outdoor zones you can rely on in the heat, not just on the cooler days.

Good design ensures your outdoor space works just as hard as the rooms inside.

Practical design often comes down to the details that make everyday life easier.
A well planned drop zone creates a clear place for bags, shoes, keys and school gear, helping reduce clutter and keep the home running smoothly.

Small planning decisions like this can have a big impact on how organised and functional your home feels long term.

A building designer plans how your home will look, feel and function, both inside and out.
From room layouts and roof forms to capturing breezes and framing views, we consider how each space will flow and support everyday living.

We also prepare the detailed drawings needed for approvals and construction, navigate council requirements, and work closely with your builder to help turn the design into a well-built home.

Planning a new kitchen is about more than choosing finishes. It starts with understanding how the space needs to work for you every day.

Layout, storage, circulation and connection to nearby living areas all play a part in creating a kitchen that feels effortless to use. When these decisions are considered early, the result is a space that supports busy mornings, easy entertaining and everything in between.

A well-planned kitchen does not just look good once it is finished. It continues to perform long after the build is complete.

If a new kitchen is on your radar, start with a clear design strategy and a team who understands how to balance practicality with lasting appeal.

Outdoor living is not an add on in North Queensland. It is part of the way a home needs to function.

When planned properly, patios, decks and alfresco areas do more than provide extra space. They improve airflow, create shade, and shape how a home is used every day. From relaxed mornings through to family dinners and weekend entertaining, these areas become a natural extension of the interior.

Designing for the climate means thinking beyond the walls. Orientation, rooflines and connection to indoor spaces all play a role in creating outdoor zones that are comfortable, practical and built to be used year round.

Would your ideal home include a full-width entertaining deck or a more private alfresco retreat?

A modern take on the Queenslander, built by Franzmann Constructions, this home balances tradition with a clean, contemporary edge.

Open-plan living flows effortlessly to the outdoors, capturing light, breeze and that relaxed Queensland lifestyle we all love. The layout has been carefully shaped to make every space practical and purposeful, with no wasted corners and no afterthoughts.

What makes it special is the texture. Crisp lines are softened with layered materials, giving the home depth and warmth while still feeling fresh and refined.

It’s a home designed to handle our climate, support everyday living, and feel just as good years from now as it does today.

A kitchen layout is more than counters and cabinets. It’s about workflow, accessibility, and making everyday tasks effortless.

If you could change one thing in your kitchen layout what would it be?

Smart landscaping combines aesthetics with functionality. By choosing native and drought-tolerant plants, your garden can thrive with minimal intervention, reduce water usage, and require less ongoing maintenance.

Thoughtful plant selection and strategic layout ensure your outdoor space stays beautiful, sustainable, and easy to care for year-round.

This contemporary home, built by Proview Homes, is a great example of how powerful simplicity can be.

We love the clean lines and the subtle contrast throughout. It feels modern, but not cold. Strong architectural forms are balanced with warmth in the materials, giving the home depth and character without overcomplicating it.

What really sets it apart is the quality behind it. The finishes, the detailing, the craftsmanship on site, it all speaks to building properly from the start.

A home like this does more than look good in photos. It performs well, stands up to our climate, and holds its value over time.

That is the difference quality makes.

With intense sun, seasonal downpours and constant humidity, your surfaces need to be chosen for performance as much as aesthetics. Porcelain tiles offer durability, slip resistance and colour stability, making them ideal for exposed patios and pool surrounds. Composite decking brings warmth underfoot without the maintenance of traditional timber, resisting warping, fading and moisture damage over time.

Together, they create contrast in texture while ensuring the space remains practical, low-maintenance and built to handle the climate year after year.

Beautiful is important. But in Queensland, resilience is essential.
