We’re looking back at this completed project in Leeds for Spinks Building Supplies Ltd, which included building a new warehouse for their builder’s merchant business.

This was a full design-and-build package, so our role covered both the planning and the construction. Having everything handled under one roof gave the client a single team to work with from the very start.

One of the early challenges was the ground - before our team could begin works on the construction, we carried out remediation works and used compaction techniques to create a stable base. With that complete, the rest of the build could move ahead without delays.

All of the stages were developed in close conversation with the client and their team, which meant the programme stayed on track and the specification was met.

The finished facility gives AE Spink a solid, practical space to support their business in the city centre.

The first impression of every commercial site is key.

At Unipart’s Trax Park in Doncaster, part of the refurbishment focuses on transforming the external environment and design to create a safer and more efficient experience for everyone.

The external works, designed in partnership with Jefferson Sheard Architects, will support daily operations and visitor access.

Key updates include:

- Clear new line marking and wayfinding to guide safe movement for pedestrians and vehicles.
- A revised layout that improves circulation across the site.
- Additional parking capacity, including provision for larger delivery vehicles alongside staff and visitor parking.

We’re proud to see the ongoing development of this project - a big thanks to all involved.

One of our more recent projects in Doncaster has now been handed over to Exceed Learning Partnership at Hall Cross Academy, delivered alongside Building Link Design architects.

The development included the construction of a modern two-storey extension to provide six brand new classrooms. Key works included:

- Reinforced strip and pad footings
- Structural steel frame installation
- Beam and block ground floor system
- Composite metal decking at first floor and roof level

The project was delivered on a live school site, with crane lifts and concrete pumping scheduled outside term times to avoid disruption to learning.

At Unipart’s Trax Park in Doncaster, internal works include reshaping their office and workshop spaces to create an environment that suits their needs, while also preparing for the future. It’s rewarding to see the progress so far…

The refurbishment has been planned in partnership with Jefferson Sheard Architects to improve the flow and use of space across both floors of the building. Key works include:

- The removal of outdated corridors, partitions, and fixtures to open up the layout.
- Construction of new offices, meeting rooms, sanitary areas, and open-plan workspaces.
- Installation of modern finishes, including glazed screens and suspended ceilings.
- Hygienic wall cladding for wet areas, ensuring durability and ease of maintenance.

These improvements will deliver flexible, practical spaces designed to support their employees’ productivity and overall workplace wellbeing.

Work is progressing successfully at Unipart’s Trax Park site in Doncaster, where we are delivering a wide-ranging refurbishment in partnership with Jefferson Sheard Architects.

The refurbishment is designed to reshape the internal layout and upgrade external areas, creating a workplace that is practical and ready to support the next chapter for the site. It involves:

- Reorganising both the ground and first floor office and workshop spaces to introduce new layouts.
- Removing existing partitions, corridors, and outdated fixtures to make way for a more efficient use of space.
- Constructing new office areas, meeting rooms, sanitary facilities, and collaborative working zones.
- Introducing new internal finishes, including glazed screens, suspended ceilings, and specialist cladding in wet areas.
- Installing upgraded fire safety systems, including improved compartmentation, lighting, and alarms.
- Reworking external areas with new parking provision for staff, visitors, and larger vehicles.
- Adding clear wayfinding and line marking to improve circulation and overall site safety.

The refurbishment will give Unipart a site that makes everyday operations more efficient with high-quality working environments all round.

The completed extension at Hall Cross Academy has transformed the site both inside and out, with a modern two-storey classroom block and a newly landscaped courtyard for students and staff.

Delivered for Exceed Learning Partnership and designed by Building Link Design, the project included:

- Six new classrooms across two storeys
- Structural steel frame with reinforced foundations
- Beam and block ground floor system and composite metal decking
- Courtyard improvements with turf, raised timber planters, gravel surfacing, and integrated bench seating

The school now has an innovative teaching facility complemented by a welcoming outdoor environment which really enhances the school estate.

We’re pleased to share this recently completed project for Exceed Learning Partnership at Hall Cross Academy, Doncaster, delivered in partnership with architect, Building Link Design.

The new two-storey extension provides six additional classrooms and includes:

- Extensive foundation works with reinforced strip and pad footings

- Structural steel frame installation

- Beam and block ground floor system

- Composite metal decking at first floor and roof level

The surrounding courtyard has also been enhanced with landscaped features including new turf, raised timber sleeper planters, a central gravel area, and integrated bench seating, all to make the environment more inviting for the pupils using them.

All works were managed to ensure minimal disruption to the school, with key construction activities carefully scheduled outside of term time.

A brilliant project which we are incredibly proud of - a big thank you to everyone involved.
