A question I hear constantly from supported living providers:

Can I own the properties AND provide the care? Or do I need a completely separate landlord?

The industry assumption is that you cannot. That housing and care must have entirely independent ownership.

That assumption is incorrect.

CQC accepts dual-company structures where the same directors own both a housing company and a CQC-registered care company — provided there is genuine operational separation.

The critical requirements:
→ Two separate limited companies (not trading names)
→ Separate legal agreements for tenancy and care
→ Separate financial systems and bank accounts
→ Separate governance and decision-making
→ Genuine choice of care provider for tenants

Miss any one of these five pillars and your application will be refused.
