๐Ÿฅ Why is my Notional Rent reimbursement abated?

Your Notional Rent may be reduced (โ€œabatedโ€) for a few common reasons, such as:

๐Ÿ’ท Improvement grants โ€” if NHS funding has contributed to refurbishments or extensions, an abatement is applied for a set period.

๐Ÿค Third-party use โ€” if you rent space to other providers, reimbursement may be adjusted unless approved.

๐Ÿ“ Under-utilised space โ€” if parts of the building arenโ€™t needed for core NHS services, the valuer can reduce the reimbursed area.

In short: abatements usually reflect grant-funded improvements, non-practice use, or surplus space. โœ…

A CMR1 is an Excel form issued by the NHS/ICB to instigate the triennial Notional Rent Review. NHS England and the District Valuer use it to determine your practiceโ€™s Notional Rent reimbursement.

๐Ÿ  How to Switch from Cost Rent to Notional Rent

All GP practices in the UK that provide NHS medical services are eligible for rent reimbursement, though the terms depend on who owns the premises.

If the partners own the building outright, the payment is known as Notional Rent (or Current Market Rent). If thereโ€™s a mortgage, the practice may receive Cost Rent instead.

๐Ÿ’ก Understanding the difference โ€” and when to switch โ€” can ensure your practice is receiving the correct level of funding.
