I can build that without planning consent, right….

Well, not always. Whilst permitted development rights do allow you to build certain things without planning consent, these rights can sometimes be removed, and this is far more common than most people think.

Before you build anything, you should first check with the Planning Department.

For example, all permitted development rights have been removed in Badger’s Farm, Wi******er, so everything there requires planning consent. There are many areas around Wi******er where rights have been removed, as well as individual dwellings.

The fact that these rights can be removed is not widely understood in the construction industry and builders have in the past advised clients that consent was not required, only for the client to later find out that it was a very stressful and costly mistake.
