A man bought a plot.

Clean deal.
Or so it looked.


The former owner had already started building a church on the land.


Foundation laid.

Structure visible.


Now the new buyer wants to convert it to residential.


Simple switch, right?

Wrong.
Because this is where average agents get trapped.



They think:
“He bought it. He can build anything.”


But high-ticket clients don’t pay you to assume.
They pay you to foresee.



Before advising him, I asked:
Was the land originally residential or religious use?


âś… Was there approved church building documentation?


âś… Did church members contribute financially?


âś… Was it registered under a religious body?


âś… Does conversion require fresh planning approval?



You see…
In high-value deals, you are not selling land.


You are managing risk.


One small oversight can:
