🏡 Nick Montgomery's future is mapped with intention: expanding to every major lake across the Southeast! At 25, this Kansas-born, Georgia-based real estate leader has already built The Selling The Lakes Team into a regional lakefront specialist network, and he's just getting started. His journey from studying land values as a teenager to leading a high-performing team wasn't conventional—a canceled military contract, an online course purchase, and a leap of faith to Georgia created the foundation. This misconception kills deals and costs buyers their dream homes every day. Here's the truth: Appraisals are conservative estimates designed to protect lenders, NOT determine true market value in competitive markets!

What appraisals really are:
→ Lender protection tools (not market value assessments)
→ Based on 60-90 day old comps (often outdated in hot markets)
→ May use non-local appraisers unfamiliar with North Georgia's unique micro-markets
→ Struggle with one-of-a-kind properties (mountain views, custom builds, waterfront premiums)
→ Lag behind actual buyer demand in rapidly appreciating areas

North Georgia Reality: Multiple qualified buyers bidding on a property IS market value. An appraisal gap doesn't mean overpricing—it means comparable data hasn't caught up to current demand!

Real Blue Ridge Example: A mountain home with panoramic views listed at $625K appraised at $590K because comps lacked similar views.
