For 37 years I have been a preservation contractor. I've been fortunate to work on many historic sites. Each one has a story. From places of worship to ranch houses, stagecoach stops to homesteads. These projects often ended by becoming public parks, museums and destination points for early California history. I recently completed the structural improvement and remodel of the wood building that surrounds the Balboa Park Carousel. This is the last project that my company will execute with self-performed work. I am shifting to consulting services for historic structures. The Carousel project was a fantastic way to close out this part of my general contracting career. Great customer, great MSC crew members and a result for the public to enjoy this national historic site. On July 25th the project celebrated national carousel day. It was a great pleasure to see so many people enjoy iconic historic carousel.

A while back Mark Sauer Construction, Inc. was featured in Old House Journal. Our team has been using Adatron wood consolidation products for many years with great success. A freelance writer contacted me regarding our work and specifically about a historic second floor wood porch. We were successful in restoring the porch and preserving a great deal of historic fabric. The work was tedious. Our team textured all the wood epox repair areas with wood grain. The porch remains a defining architectural feature of the home.

Breed Street Shul, Boyle Heights, LA
MSC executed the 1st phase of the seismic retrofit and extensive structural reconstruction of this historic synagogue. The owner had engaged the services of world renowned, Judson Studios to do the colored and leaded glass restoration. Judson Studios requested that MSC take over the wood repairs and restoration of the windows acknowledging that MSC has a high-level skill set for the task.
This work was done, windows installed and there was a dedication ceremony attended by then Senator Hillary Clinton. There is a featured video on the MSC web site.
With all the pride for the community this partial restoration brought, and effort and expense by the owner there is a painful irony. Protective netting needed to be installed over some of these windows. Neighbors with orange and lemon trees would throw the fruit and break the colored glass.

Pilgrim Church, Pomona circa 2011

The Pilgrim Church Congregation has been a client of MSC dating back to 1994 when we executed the seismic retrofit of the entire church complex. When working on another project for the customer I noticed that the South facing stained glass window had a significant bow in-bound. The deflection was over 4”. This window is approx. 20’ wide and 30’ tall. The window was collapsing. After consulting with soils and structural engineers it was determined that the entire window required removal, new structural steel needed to be installed and the new steel was to be concealed within window decorative framework.

MSC brought world renowned Judson Studios on board. They removed and restored the glass panels. MSC removed all the decorative wood. Our team restored and replaced the window frame as needed in our shop. Structural steel was installed, and the restored wood framework was placed in the same location as original. Judson Studios reinstalled the glass panels and job done.

These 2 paragraphs do not do justice to the amount of care and craftmanship needed to execute this project.

During these slow times I have looked back on MSC over the years. We have had great opportunities to work on important historic projects. I have many fond memories, great pride in accomplishment and struggles to get the job done. Of these memories I’ll pick out 3 for now that are have impacted me, in no order.

In 2013 a book entitled: Here Tomorrow. Preserving Architecture, Culture and California’s Golden Dream was published. In the first 25 years of the California Preservation Foundation design awards, only MSC was singled out for 3 projects. No other Architect, Engineer, Design team or Contractor had more than 2 notices in this publication.
1. Warner Barn & Ranch House; East County, San Diego
2. Sikes Adobe Farmhouse; Escondido
3. Friendship Baptist Church; Pasadena

Since 1991 MSC has completed over 65 projects listed on the State and/or National Register of Historic Places. 90% MSC has been the General Contractor. We have been honored to receive many awards. MSC has never applied or solicited for any award.

During 2017 – 2018 MSC was appointed as the Historic Treatment Specialist for the restoration of the Neptune Pool at Hearst San Simeon. Being part of the contracting team, all work was executed to comply with the Secretary of the Interior Standards for Historic Preservation. The owner, California Dept. of Park & Recreation was vehement for my participation.

A while back MSC replaced the dinning room floor at the Historic John Rains House in Rancho Cucamonga, Ca. John Rains, a former cattle driver purchased The Rancho Cucamonga and in 1859 planted 160 acres of grape vines. The vines were planted on a previous smaller vineyard dating back to 1839. This gives raise to the claim that this is the oldest commercial winery in California. Construction on the house was began in 1860 and occupied in the spring of 1861. The reconstruction of the dinning room floor was executed to match the historic fabric.
