The Australian Government has introduced an opportunity with the National Disability Insurance Scheme via Specialist Disability Accommodation to invest in property that attracts higher rental yields than standard rental properties whilst helping people with
disabilities to live in environments that are more suited to their requirements. The intent is to address the accommodation crisis we currently face with people with disabilities.

Why the Government is investing in SDA ?
The total expenditure on the NDIS is expected to be $41.9 billion in 2023–24. When SDA is fully rolled out, it is expected that $700 million in payments will be made each year.
As stated in the recent 5 yearly Pricing Review which was completed in June 2023 “SDA is also a crucial support as it helps with Scheme sustainability. SDA is only meant to be included in a participant’s plan if it represents value for money compared to costs of supports that would be require if SDA was not included in the plan. That is, SDA is a capital investment by the Scheme that is intended to reduce the lifetime support costs of an individual. Investment in SDA is, over the long term, intended to lower costs in the Scheme”.
SDA has a number of key benefits for the Government including:
• Reducing overall NDIS expenses
• Helping to reduce costs and the impacts associated with bed blockages in hospitals caused by people with a disability being unable to be discharged to an unsafe environment
• Decreasing the number of younger people with disabilities living in residential aged care (as of June 2023 there was over 2900 people under the age of 65)
• Allowing people with a disability to pursue their goals, to assist them to participate and contribute in society, and empower them to exercise choice and control over their lives and futures.

The aim of SDA funding is to provide investors with attractive returns as an incentive to build the large number of specialised dwellings required to fill the supply gap. The payments have also been calculated to cover any additional expenses specifically related to SDA such as development, approval processes, maintenance and management.
