Have you decided to leave the country? Are you worried about your unfinished businesses and tenancy agreements? ⁣

This short list can help you 👇🏼👇🏼 organize your thoughts 💭. ⁣

How to relocate from the UAE during the pandemic: ⁣

Moving is a hard enough process in itself, but relocating in the middle of a can present a number of challenges. ⁣

By following this list in order you might be able to put yourself at ease before moving. ⁣

• Clean your debts: Repay and close all outstanding liabilities such as loans and credit cards. ⁣

• Close your bank account: Once your debts are clear transfer the remaining balance and savings. ⁣

• Discount your utilities: Tenants must ask for the final utility bills to get your deposit returned. ⁣

• Cancel your phone connection: Give a 30 days notice to or and ask for a plan cancellation to close your line. You should do the same for any home services or TV box subscriptions. ⁣

• Sell or denote unwanted items: Sell some of the unnecessary items to save on shipping and moving costs. ⁣

• Ship your belongings: First try to get different quotations from at least 3-4 moving companies as there are many in the UAE with a wide range of prices. ⁣

• Move out of your home: If your tenancy contract is up already you won’t have an issue, but if you wish to stay a little longer then negotiate with your landlord. The landlord can charge if he/she wishes to but again it is up to the negotiation terms. If your tenancy contract is yet to finish, then request a permit (30-40 days prior) to move-out and terminate the tenancy contract. ⁣

Note: During the pandemic some landlords might cut tenants some slacks and let them stay a little longer or shorter but there are no incentives claiming tenants don’t need to pay the termination penalties, so prepare yourself to be treated as if there has been no pandemic going on but try to keep up a good relationship with your landlords. 🤝⁣

Since the start of the holy month of Ramadan, we’ve been receiving quite a few direct messages from tenants requiring help against their landlords and their demands! ⁣

According to a lot of you, some landlords are acting like there isn’t & has never been a COVID19 situation. ⁣

These landlords want their rents on time, are charging penalties if you cancel the tenancy agreements sooner, and many other demands that would make sense in a normal life cycle but it seems not fair due to the current market situation. ⁣

A lot of us got so excited about the decrease in rental prices which lead to moving to bigger apartments or even villas right before the pandemic started, and now stuck in a place which we can barely afford.⁣

Some of us, suddenly went from having a healthy stream of income to practically no income. ⁣

Frankly there has been no direct incentive for tenants, therefore having a great landlord-tenant relationship can come into rescue when dealing with rent and contract termination issues. ⁣

Here are a few tips if you are having difficulties with your landlords: ⁣

• Ask if they could use your deposit amount as a monthly rent. ⁣

• Ask if you could pay later via postpone cheques for the past 3 months. ⁣

• They must be able to understand that if you are forced to leave the country or terminate the lease by any means, no penalties should apply. ⁣

• If your landlord is not capable of decreasing rent, ask if you could get free extended months in 2021. ⁣

• Ask them not to seek damages for the apartment. They should be able to go easy on you. ⁣

We are in this together, so everybody must understand that today, our relationships go deeper than just tenants and landlords. We are all human and must take care of each other for a better future. ⁣

Try all your negotiation skills and if your landlord is still keen on not being flexible, then your best option would be the “Rental Dispute Centre”. ⁣

COVID-19 relief: Extended leasing months or free rent? ⁣

Landlords with office and properties are thinking of the bigger picture by offering out-of-turn rent-free periods and even rent cuts.⁣

“Landlords have understood the nature of the problem in offices and in retail. Whether it’s due to a lack of alternatives or due to the positive spirit infused by government stimulus policy, landlords have extended a helping hand to struggling commercial tenants.” ~ ~⁣

Market sources say that even now talks are on between tenants – office and retail – with landlords for a significant review at the time of renewal. It is clear that the market cannot in any way support rents even remaining at current levels!⁣

For fitted options, tenants are now asking for a 2-4 month rent-free, while for shell-and-core options, 9-12 month rent-frees are what's being negotiated, with a notice period of one-month and limited or zero penalty depending on the lease term.⁣

A leading real estate industry expert has forecasted a “buying boom” in the once the coronavirus crisis has been brought to a close. ⁣

Although the virus has already slowed things down, the outlook might remain positive and there will be plenty of buyers and renters. ⁣

Renters are limited to move and enjoy the low rental prices due to the lockdown, buyers however see this as an opportunity to invest. ⁣

Investors are taking advantage of low interest rates and lower deposits and at that stage demand will spike again and prices will start to go up. ⁣

Coronavirus: Dubai government suspends eviction judgments of residential and commercial tenants. ⁣

On March 25th 2020, Sheikh Maktoum Bin Muhammad issues orders suspending judgments related to eviction of tenants. ⁣

Following the directions of Vice President and Prime Minister of the UAE and Ruler of Dubai His Highness Sheikh Mohammed bin Rashid Al Maktoum to take all necessary measures to help people overcome the challenges caused by the global outbreak of COVID-19. ⁣

The suspension of eviction judgments is applicable to judgments issued in March and April and does NOT apply to abandoned home. ⁣

Sheikh Maktoum affirmed that the leadership is keen to help all members of the community, and that UAE places the highest priority on human values and safeguarding the well-being of families. ⁣

Top 5 most common cleaning 🧹 tasks are the end of a tenancy: ⁣

Hear are the five tips from Alexandra Forbes, Head of adjudication at the DPS. ⁣

1. Ovens (as seen in the pic): “I’m always amazed how many tenants have lived in a property for maybe a year or so, but say they’ve never used the oven!”⁣

It should be completely free of debris and normal shop bought products can help you achieve this. ⁣

2. Extractors: “Not cleaning or replacing filters is a very common issue.”⁣

You can find out how to clean bathroom and kitchen extractor fans online. Probably your building provides this service for FREE, so make sure you use it at least every 6 months before moving out. ⁣

3. Toilets: “The photos I’ve seen over the last few years could turn your stomach!” ⁣

Although it’s not everyone’s favorite job, making sure the toilets are sparkling could save your rental deposit. ⁣

4. Kitchen Sinks: “It’s usually the sort of dirt and discoloration that builds up over time, if not cleaned 🧽 regularly, especially with light colored sinks.” ⁣

Regular daily cleaning can stop this from happening. ⁣

5. Skirting boards and light switches: “These just often seem to get overlooked.” ⁣

Running a damp cloth over the skirting boards and light switches can make all the difference. Very easy task! ⁣
