Better Design Standards for High Physical Support Homes

We wanted to know what actually matters in the homes where people with high physical support needs live every day. Not what meets minimum Specialist Disability Accommodation (SDA) standards on paper, but what works in real life.

So we asked. We sat down our residents and five leading support providers (genU, Scope, Aruma, CareChoice, and Life Without Barriers) who support thousands of people daily. They told us about stovetops that won't adjust, cramped kitchens, bathrooms without proper storage for continence aids. The things that shape someone's experience at home.

The official SDA Design Standard sets a baseline, but participants deserve better than minimum compliance.

In two weeks, we're releasing a free 46-page guideline showing developers the difference between homes that pass inspection and homes that genuinely work for daily living. Think practical do/don't photo comparisons for bathroom storage, kitchen design, bedroom layouts, and the details the official standard doesn't prescribe.

Swipe through the preview images to see examples of common mistakes and better design approaches for High Physical Support homes.

It's free, because practical design standards like these should've existed years ago.

Follow us so you don't miss it.

We've had some really lovely feedback recently and wanted to share.

One dad told us how much it meant that we helped find the right home for his son - somewhere safe, comfortable, and accessible. He said our team was kind and professional, and that we genuinely cared about finding the right fit. That's exactly what we try to do.

Another resident shared that he's finally found a place where he can live independently with the right support. He mentioned the move-in was smooth and that everything was in place before he arrived. It's wonderful to hear that he feels comfortable and supported.

A support coordinator working across Victoria also reached out. She mentioned we're one of the few providers who actually help with things like furnishing apartments and arranging modifications. She said the locations and quality of our homes stood out compared to others she'd seen. It's just part of how we work - we want people to feel at home from day one.

Moving into a new home can be stressful. We try to take care of the details so residents can just focus on settling in.

If you or someone you know is looking for SDA housing, happy to chat about what we have available.

Finding the Right Home in Reservoir

We're building 10 new High Physical Support (HPS) homes in Reservoir, completing April 2026. What makes these homes different is choice.

Some people thrive in shared living. Others value their independence and prefer their own space. We get that, which is why we're offering both: three spacious 3-bedroom houses for shared living, and one single-bedroom villa for independent living. All with on-site overnight assistance, so support is there when you need it.

Every home features comprehensive wheelchair accessibility throughout, accessible bathrooms with roll-in showers, and contemporary design that feels like a real home, not a facility.

Reservoir offers something special: a strong community feel with accessible transport, local shops, parks, and the connection to family networks that matters most. It's close enough to the city (14 kilometres) but still has that neighbourhood atmosphere where you can build a life.

Your home should match how you want to live. Whether that's sharing your space with others or having your own villa, these homes are designed around your choice.

Register your interest today.

What Happens When Your Assistive Technology Funding Doesn't Cover All Your Home Modifications?

Many people moving into Specialist Disability Accommodation (SDA) face an unexpected challenge. Their National Disability Insurance Scheme (NDIS) assistive technology funding covers some necessary modifications like ceiling hoists or grab rails, but not everything their home needs to be truly accessible.

Why does this funding gap happen?
Assistive technology funding in your NDIS plan is meant to cover equipment and modifications specific to your needs. But for people with high physical support needs, the full cost of modifications (ceiling hoists, accessible bathroom equipment, smart home systems) often exceeds what's been allocated. Sometimes the funding is already committed to mobility equipment or communication devices.

What causes the three to six month delay?
Traditional SDA providers wait for you to apply for additional NDIS funding. This process involves reassessment by your occupational therapist, submitting evidence to the NDIS, waiting for approval, and then scheduling contractors. Each step adds time, keeping you in unsuitable housing further from family.

At Paramount Disability Homes, we take a different approach. We budget for home modifications upfront and install them before you move in.

Your home is tailored specifically to you. We work directly with you, your family, occupational therapist, and support coordinator to understand exactly what you need. This includes your mobility requirements, the equipment brands you're already familiar with, how you move through your daily routines, and the technology that makes your life easier.

Whether you need ceiling hoists, ramps, rails, smart home integration, or height-adjustable features, we design and install modifications based on your specifications. Your home becomes a reflection of how you live, not a generic template.

Lisa's story shows the difference this makes. With high physical support needs, she needed modifications beyond her assistive technology budget. We worked with her occupational therapist to understand her exact requirements, then budgeted and installed everything she needed. Instead of waiting four to six months for additional funding approvals, Lisa moved into her purpose-built, personally tailored home in just eight weeks. Close to her family. Ready to live independently.

Our complete guide explains how we handle limited assistive technology funding, what modifications we typically budget for, the difference between minor and complex modifications, and practical strategies for maximising your funding whilst reducing transition stress.
