Rates Hold, Inflation Rises - and Cairns Property Prices Surge Ahead of Incomes

The RBA held the cash rate at 3.6% in November, following a surprise rise in core inflation to 3.0% for the September quarter. This shift has prompted markets to push expectations for the next rate cut out to late 2026, reinforcing a more cautious monetary outlook.

At the same time, the housing market in Cairns continues to surge at a pace that far outstrips local income growth. Just five years ago, the median house price sat around $376,000, while typical household incomes were approximately $85,000. Today, median prices are edging toward $750,000, nearly doubling in that time, while incomes have risen far more modestly, especially when adjusted for inflation. This growing divide in mortgage affordability could reshape the region’s property landscape unless price and income growth find a more sustainable balance.

The softer confidence largely stems from an expected decline in sales and consumer demand. At the time of the survey, uncertainty surrounding Glencore’s future, along with the pending Townsville mayoral by-election, may have contributed to a more cautious outlook among local businesses.

Despite some caution, the region’s long-term outlook remains resilient, supported by ongoing investment and the community’s proven ability to adapt to changing economic conditions. Businesses are also anticipating a healthy uptick in spending on travel and entertainment in the lead-up to Christmas, signalling underlying optimism for the hospitality sector.

📢 Big Superannuation Update!

On Monday at a packed press conference, Treasurer Jim Chalmers announced key changes to the Division 296 tax:

✅ It will only apply to future realised earnings (not unrealised earnings as originally proposed)
✅ The $3 million threshold will now be indexed
✅ A new $10 million threshold (also indexed) will be introduced, with earnings above that taxed at 40%
✅ Implementation delayed by a year; now starting July 2026
✅ The tax will also apply to defined benefit pensions for fairness across the board

And some good news for lower-income earners
The Low-Income Superannuation Tax Offset (LISTO) will rise from $500 to $810, with the eligibility threshold increasing from $37,000 to $45,000.

Greg, Rachel, and Caitlin joined over 90 businesses at the inaugural NQ Avocado & Hort Industry ‘Show Day’ in Tolga last week - a fantastic showcase featuring everything from innovative suppliers to large-scale agricultural machinery.
