Let’s talk about gardens built against a house 🌿🏡
 This little garden looked beautiful, but the owners were dealing with water issues inside. When we dug it out, the problem was clear.
 Soil piled against a wall lets moisture wick straight into the slab… even if it’s still below the moisture membrane. That hidden moisture can still cause serious damage and ingress ⚠️

I visited a home recently with an “unknown” moisture issue and a $70k remediation quote 😬
 The scary part? No one had actually figured out why the moisture was there.

Lucky for the client, it happened to rain while I was onsite 🌧️ Within minutes, the real problem showed itself. Water started pooling around the entire house. Every time it rains, the property basically sits in a shallow moat.

The culprit? A storm drain that was way too small for the block 🚫
 It overflowed, backed water into the drainage pipes, split them underground (a whole other issue in itself), and left water sitting right against the home.

We’ve set up a temporary pump-out pit to move the water out now the small storm water tank much faster to prevent water pooling around the house!
 I’ll be back in a few weeks to check if the indoor moisture levels drop and if water has stopped pooling. Stayed tuned for updates.

Very glad this client called me before spending $70k on remediation… because the cause was still outside, hiding in plain sight 👀

You’ve heard me harping on about ACX over the last few weeks , and I’ve received a lot of questions, so I want to explain how it works 🧪✨

ACX isn’t a cleaner, it’s a protectant. When applied correctly (I include a step-by-step video), the enzyme forms a layer on your air con or dehumidifier surfaces. Anything that lands on that layer, mould spores, dust, particles, gets encapsulated. That means it’s trapped and made inert. It can’t grow, it can’t spread, it can’t trigger a reaction.

Even after six months, labs sometimes show a little mould present, but there are no hyphal fragments ❌ the parts that actually make people react.

Part 3 of cleaning your INOVA from a mouldy space 🔧💨

Once everything is cleaned and dry, order your replacement filters from INOVA. They sell them in bundles, which usually ends up being the best value. If you want my exclusive trade discount, send me a DM.

Before reassembling, give the cord wheels a quick wipe too. They’re easy to overlook but still collect dust and particles. 🧽

Then add your new filters, reassemble the unit and you’re done. ✔️
 And don’t forget to remove all the plastic wraps from the new filters before you use it. I’ve left them on here only because this client won’t be running the unit for a few weeks.

That’s is. A remediated INOVA, as good as new.

Now that the unit is stripped and wiped down, it’s time for the next steps.

For Part 2, spray the outer casing, the inside of the casing, and the base with 10% hydrogen peroxide. If you can only find 6% in stores, that’s fine but buying in bulk and diluting saves a fortune (I have a course on this). I use HP for everything. 🧴

Just a reminder: hydrogen peroxide isn’t a mould killer. And you don’t want to “kill” mould anyway. You want to remove it. The soapy water did that job in part 1( soap breaks biofilm), and the wiping is what actually removes the particles. The HP here is extra protection. ✔️

Part 3 is where we reassemble the unit and test it. Stay tuned, the final steps are coming. 🔧🫧

I get asked all the time: “Can I take my air purifier with me after leaving a mouldy space?”
 For most brands, the answer is ❌ no, start fresh. But INOVAs? That’s a different story. 🙌

I’m going to show you exactly how to clean and remediate an INOVA properly so you can bring it with you safely.

What you’ll need: • Single-use microfibre cloths 🧽 • Soapy water 🫧 • 10% hydrogen peroxide (I teach you how to mix this cheaply inside my cleaning guide)

First step, dispose of the old filters. Then wipe down the casing with soapy water before drying it off.

There are tiny gaps at the top of the INOVA where air comes out. You can’t reach this area to clean but because of how INOVA is designed, all air hitting the fan has already passed through filtration, so spore risk inside the fan and this area is low. 💨
