What will property managers be doing less of in the next 5–10 years?

I asked Adam Ludgate, co-founder of Cirkuit this exact question.

His answer was direct:

What’s changing?

• Active discussions with insurers about recognizing sensor-driven risk mitigation

Most people in property management have a water leak story.

And usually… it starts with “we didn’t know until it was too late.”

In the latest episode of Mastering Property Management, I sat down with Adam Ludgate, co-founder of Cirkuit — a platform using smart sensors to help buildings detect problems before they become catastrophic losses, and so much more.

When I asked Adam what originally pulled him into this space, his answer was simple:

The opportunity to move the needle on water leak damage, particularly from an insurance perspective.

Anyone connected to a condo or commercial property has seen it happen — a small failure turns into a major loss because nobody knew about it until hours later.

Cirkuit’s sensors are designed to change that.

Adam shared one real example:

A pump seal failed in a mechanical room and water began gushing rapidly.

The system immediately alerted the operations team, who arrived and shut it down within five minutes.

Had that run for hours, it could have flooded elevator banks, tenant spaces, and damaged millions of dollars in equipment.

It becomes risk prevention.

As buildings get more complex and insurance pressures increase, tools that provide real-time visibility into what’s happening inside a building are quickly moving from a luxury to a necessity.

We also discussed something that doesn’t get talked about enough in this industry:

Property management is not easy.

Success comes down to how you manage conflict, resolve issues efficiently, and ensure the client feels heard and supported at the end of the process.

Her answer was immediate:

Consistency.

She Almost Left the Industry

21 years later, she leads one of Calgary’s most respected condominium management companies.

Jared Sarbit and Aaron Graham were both working in one of Canada’s top national hospitality chains when they saw their opportunity. Jared had dreams of beginning his own business for years, and was always clear about the difference he wanted to make. A combination of events led Jared to realize that the world of professional cleaning was the window of potential he needed.
