This week on Mastering Property Management, I sat down with Marty Connelly, Broker and Owner of Connelly and Company Management Ltd.. — a Calgary-based, family-owned condominium management firm that has been serving communities across Alberta since 1980.

I asked Marty what that personally means to him.

His answer was direct and powerful:

When managing condominiums, you’re not just managing a building — you’re managing someone’s home. Often, it’s the largest investment they’ll ever make. That responsibility must be taken seriously. He encourages his team to approach every decision by asking: If this were your own home, what would you expect?

We also discussed something that doesn’t get talked about enough in this industry:

Property management is not easy.

Marty was candid — it takes a certain personality. You need a tough outer shell. You can’t take complaints personally. The job is complex, emotionally charged at times, and highly problem-driven. Success comes down to how you manage conflict, resolve issues efficiently, and ensure the client feels heard and supported at the end of the process.

In this short clip from my conversation with Maria Bartolotti, Broker and President of New Concept Management, I asked her what she believes has been the catalyst behind the company’s success.

Her answer was immediate:

Consistency.

Not hype.

She Almost Left the Industry

21 years later, she leads one of Calgary’s most respected condominium management companies.

Why the Best Capital Projects Start With an Operations Mindset

In our latest episode of Mastering Property Management, I asked Mike Simon RPA, FMA, FMP, Senior Director of Capital Projects at Triovest (now part of Colliers), how his background in operations and property management shapes the way he delivers capital projects today.

Jared Sarbit and Aaron Graham were both working in one of Canada’s top national hospitality chains when they saw their opportunity. Jared had dreams of beginning his own business for years, and was always clear about the difference he wanted to make. When working with Aaron, who demonstrated his core values and exceptional integrity from day one, he knew that he had found the best partner for the job.

A combination of events led Jared to realize that the world of professional cleaning was the window of potential he needed. Working as a senior manager in hospitality, he began to question the cleaning team he had hired at the time. He saw that the quality was poor, the employees were unhappy, and the business owner was not accountable.

Jared’s father-in-law had immigrated from Iraq and built a life for himself and his family in the janitorial industry. Genuine understanding of how so many individuals in the same shoes as his father-in-law were ready to build strong community roots began to develop.
