As I work through a budget framework for a client navigating a zoning by-law amendment and site plan approval for a major mixed-use development, I’m reminded of how complex and uncertain the economic environment feels today.

In these moments, incremental, well-informed steps matter more than ever. Every decision carries weight—not only for the financial feasibility of the project, but also for the approvals process and the long-term success of the site.

In my role as the client’s trusted development manager, I’ve been guiding this project from the very first penstroke. That means overseeing everything from the earliest site concept, to consultant coordination, to budgeting, to navigating municipal approvals. Each of these steps, while technical on their own, becomes part of a larger story of turning vision into reality.

I’m grateful for the prudence my clients are showing in today’s environment. Their care in decision-making underscores just how important it is to approach development deliberately, and it reminds me how valuable it is to keep the process moving with clarity and consistency.

In challenging times, diligence, foresight, and disciplined planning remain the surest path forward.

Monday Morning Reads: Dominion: The Railway and the Rise of Canada

I have a soft spot for books about the history of Canadian railroads—my father was a lifelong railroader, and those stories resonate deeply with me. Stephen R. Bown’s Dominion delivers a compelling account of the technical, financial, and social challenges behind building the Canadian Pacific Railway, arguably the single greatest piece of Canadian infrastructure ever completed.

Reading this brought me back to university, where I wrote a paper defending Canada's ability to resist being swept into the USA’s Manifest Destiny—a feat made possible by the completion of this railway.

What sets this book apart is its honest approach to Canada’s complex history. Bown doesn’t shy away from the less glorious aspects, including the fraught relationships with Indigenous peoples and the abuses suffered by Chinese immigrants during construction. It’s a balanced narrative that acknowledges these realities while celebrating the immense accomplishment of connecting a vast country coast-to-coast.

This is more than a book about a railway—it’s a story about resilience, ambition, and the forging of Canada’s identity. Highly recommended for history enthusiasts and anyone fascinated by the infrastructure that shaped our nation.
