Here's a super quick home maintenance tip for you today.⁣

Better to maintain then to have to fix and replace.⁣

So today, test your sump pump. This avoids flooding which is s good thing.⁣
⁣
Now not all homes have sump pumps, but if you do have one,⁣
sump pumps are often found in basements, and are the last line of defence against floods, condensation build-up and water from drains.⁣
⁣
Unless you’re happy to end up with a flooded basement or damaged foundation, you need to test the pump at least every 6 months.⁣
⁣
👉🏻Here’s how:👈🏻⁣
⁣
✔️ Remove debris from the outside pipe.⁣
✔️ Restart the pump so to test if it’s running (unplug and plug it back in).⁣
✔️ Pour water into the sump crock and ensure the pump starts running and pumps the water away.⁣
⁣
And ta dah!!!!! 👏🏻👏🏻 You could have just saved yourself hour of headaches and days or weeks or inconvenience dealing with a flooded basement.⁣

I have been watching the stats on a daily basis and here's the latest information as of this morning. ⁣
⁣
Last week there were 69 activities on the MLS in Burlington. This is up from the previous week by 21.⁣
⁣
Broken down we had 29 sales from Monday to Sunday and 40 listings. The previous week there were 16 sales and 32 listings. ⁣
⁣
This may be showing that buyer confidence is returning! 🤞🏻⁣
⁣
The number of listings on the market has remained similar, after the initial jump in early March. As of this morning, there are 325 listings. This is approx 2 months worth of inventory based on last week's sales stats. ⁣
⁣
Two months worth of inventory is a SELLER's market!! In fact, we are seeing that at the moment. The list to sale ratio sits a whopping 98.7% which is higher than a normal market average!
⁣
To add to this, last weeks days on market stat sits at 17 which is up from the week before at 14. ⁣
⁣
In a balanced market in Burlington, you might see anywhere from 30-35 days on market. ⁣
⁣
During the 2016-2017 craziness, the avg days on market was approx 25. ⁣
This may surprise some people as most homes were selling is 4-5 days!!⁣
⁣
The last figure to mention is Avg Sale Price. Avg sale price last week was 813k. This is down from the avg from February of approx 840k. ⁣
⁣
While the avg sale price is going down, I actually see that fewer homes over 1 million dollars are selling. That being said, 2 weeks ago there were 2 sales of over 1 million. Last week we had 6! That's a very encouraging sign. It means people are coming back. People are willing to spend some money. ⁣
⁣
To summarize, the signs point to a slow and steady increase in the market. It's adjusting to the daily norms of social distancing. ⁣
⁣
At the very least we seem to have hit the bottom of the real estate market when it comes to listings and sales. ⁣
⁣
It won't be a full bounce back until everyone affected by job loss has gone back to work.

I always start with this question: what are your goals right now?⁣

If you are this kind of buyer, don't panic. The market is slow but stable at the moment. Homes are still selling and prices are staying level. No major drops yet.⁣

During SARS, for example, the market didn't bat an eye. If you saw a 10-year graph with the SARS year in the middle, you'd see that the growth curve barely changed.⁣

Bottom line: even if avg. home prices drop after you purchased, sit tight. Time is a wonderful insulator for lost sale price!⁣

☑️You WANT to buy. You've decided it's time to move. Maybe you're renting and you're ready to own. Perhaps you're a first time buyer.⁣

You're in a great position. Due to the fact that you can wait, you can take advantage of any drops in the market to find a house.⁣

Remember that buying a home is an emotional experience for most of us. If the perfect home comes along, NOW is the right time to buy. Don't wait for any "drops" in the market. If a home is nice enough that YOU want to buy it, others will feel the same way.⁣

𝗞𝗶𝘁𝗲𝗰 𝗣𝗹𝘂𝗺𝗯𝗶𝗻𝗴 😱

Most people have heard the name. It immediately elicits a feeling of dread and fear in some cases. I've had people walk away from deals because of it!

What is it?

Let's talk about some of the specifics and how to know if you have it and what to do about it.

It's a plastic pipe that was used for plumbing from about 2007 to 2010. If your home was built during those years there is a good chance you have it. It was cheaper than copper at the time so builders jumped on board big time when it came out.

There are three main issues with the product:

1. The pipe itself is not all plastic. It has a layer of aluminium between two layers of plastic. Remember that when raw aluminium is exposed to air, it will corrode. The corrosion will cause the pipe to fail.

2. Aluminium and plastic expand and contract at different temperatures. So when you send hot water through the pipe, the two materials rub against each other. Eventually, the plastic will wear away and the pipe will fail.

3. The fittings that are used to connect the runs of this pipe are poorly made. They will corrode and fail.

While some plumbers will tell you that simply replacing the fittings will fix the issue, this is only a temporary solution. You'll need to completely replace the entire system if you want to be free of the risk.

𝗜𝘀 𝗮 𝗵𝗼𝘂𝘀𝗲 𝘄𝗶𝘁𝗵 𝗞𝗶𝘁𝗲𝗰 𝗕𝗔𝗗??

NO!! Most homes in and around 2000-3000 sq ft will cost anywhere from 10-20k to replace the system.

While that seems like a big number, it can be built into the negotiation of the offer for the home.

Hopefully, the Seller is aware of the issue and has done this prior to listing the home!

A couple of other notes on Kitec:

➡️ there are still insurance companies that don't even ask about it
➡️ CURRENT failure rates are less than expected originally. The numbers, while worse than copper allow people to "take a chance" to see what happens.
➡️ there is a class-action lawsuit that was filed and awarded. The filing deadline for a claim was January 2020. So this option is no longer available to you.

Change your mindset.

Turn it around and start telling yourself that you are in your home spending time with your family.

Are they driving you bonkers??? Probably.

Will you ever get the chance to spend this much time with them. Probably not.

The Covid 19 pandemic isn’t going to last forever.

So get organized. Exercise your mind. Clean up your home. Declutter. Rearrange furniture. Take time for yourself. Keep your mind and body busy.

🎉Get excited about the future.🎉

We’re allowed to do that. I know, lots of people are dying right now. We owe it to those people to live life. We are the lucky ones.

Don’t stop planning.

📢The real estate market is a mess.

📢I wanted to sell but my house but it isn’t worth what it was worth 3 months ago.

📢This is a nightmare!!!

This is the common opinion right now. And I get it. There are a lot of unknowns.

But your home not being worth what you think it was worth 3 months ago is one thing I know for a fact, you do not have to worry about.

➡️Yes - prices have dropped on paper right now.
➡️Yes - if you listed your home tomorrow, you may not get anyone to pay your asking price.

But that’s only relevant if you need to sell your house right now. And the avg sale price has gone down because less homes in the higher price brackets are selling at the moment.

If you hold out, your price will probably end up not having dropped.

Realtors and homeowners need to have confidence in the market.

✔️Be bold.
✔️Hold your price.

💯Agents are panicking.
💯Sellers are panicking.

Stop, take a breathe and know that we all need to stop panicking.

If your goal is to sell this year, you are good. Hold tight. That’s all you need to do right now.
