I have been watching the stats on a daily basis and here's the latest information as of this morning. โฃ

Last week there were 69 activities on the MLS in Burlington. This is up from the previous week by 21.โฃ
โฃ
Broken down we had 29 sales from Monday to Sunday and 40 listings. The previous week there were 16 sales and 32 listings. โฃ
โฃ
This may be showing that buyer confidence is returning! ๐Ÿคž๐Ÿปโฃ
โฃ
The number of listings on the market has remained similar, after the initial jump in early March. As of this morning, there are 325 listings. This is approx 2 months worth of inventory based on last week's sales stats. โฃ
โฃ
Two months worth of inventory is a SELLER's market!! In fact, we are seeing that at the moment. The list to sale ratio sits a whopping 98.7% which is higher than a normal market average!
โฃ
To add to this, last weeks days on market stat sits at 17 which is up from the week before at 14. โฃ
โฃ
In a balanced market in Burlington, you might see anywhere from 30-35 days on market. โฃ
โฃ
During the 2016-2017 craziness, the avg days on market was approx 25. โฃ
This may surprise some people as most homes were selling is 4-5 days!!โฃ

The last figure to mention is Avg Sale Price. Avg sale price last week was 813k. This is down from the avg from February of approx 840k. โฃ

While the avg sale price is going down, I actually see that fewer homes over 1 million dollars are selling. That being said, 2 weeks ago there were 2 sales of over 1 million. Last week we had 6! That's a very encouraging sign. It means people are coming back. People are willing to spend some money. โฃ

To summarize, the signs point to a slow and steady increase in the market. It's adjusting to the daily norms of social distancing. โฃ

At the very least we seem to have hit the bottom of the real estate market when it comes to listings and sales. โฃ

Most people have heard the name. It immediately elicits a feeling of dread and fear in some cases. I've had people walk away from deals because of it!

What is it?

Let's talk about some of the specifics and how to know if you have it and what to do about it.

It's a plastic pipe that was used for plumbing from about 2007 to 2010. If your home was built during those years there is a good chance you have it. It was cheaper than copper at the time so builders jumped on board big time when it came out.

There are three main issues with the product:

1. The pipe itself is not all plastic. It has a layer of aluminium between two layers of plastic. Remember that when raw aluminium is exposed to air, it will corrode. The corrosion will cause the pipe to fail.

2. Aluminium and plastic expand and contract at different temperatures. So when you send hot water through the pipe, the two materials rub against each other. Eventually, the plastic will wear away and the pipe will fail.

3. The fittings that are used to connect the runs of this pipe are poorly made. They will corrode and fail.

While some plumbers will tell you that simply replacing the fittings will fix the issue, this is only a temporary solution. You'll need to completely replace the entire system if you want to be free of the risk.

NO!! Most homes in and around 2000-3000 sq ft will cost anywhere from 10-20k to replace the system.

While that seems like a big number, it can be built into the negotiation of the offer for the home.

Hopefully, the Seller is aware of the issue and has done this prior to listing the home!

A couple of other notes on Kitec:

โžก๏ธ there are still insurance companies that don't even ask about it
โžก๏ธ CURRENT failure rates are less than expected originally. The numbers, while worse than copper allow people to "take a chance" to see what happens.
โžก๏ธ there is a class-action lawsuit that was filed and awarded. The filing deadline for a claim was January 2020. So this option is no longer available to you.

๐Ÿ“ขThis is a nightmare!!!

This is the common opinion right now. And I get it. There are a lot of unknowns.

But your home not being worth what you think it was worth 3 months ago is one thing I know for a fact, you do not have to worry about.

โžก๏ธYes - prices have dropped on paper right now.
โžก๏ธYes - if you listed your home tomorrow, you may not get anyone to pay your asking price.

But thatโ€™s only relevant if you need to sell your house right now. And the avg sale price has gone down because less homes in the higher price brackets are selling at the moment.

If you hold out, your price will probably end up not having dropped.

Realtors and homeowners need to have confidence in the market.
