Most office AMs & building managers have considered installing a gym or wellbeing studio to help attract & retain tenants.
But even in small spaces, which barely fit a handful of people, these can be expensive, eat into your net lettable, and you don’t want to fall into an amenity trap wasting money on something that barely gets used by occupiers.
Permanent facilities might give you a few wellbeing points for a certificate, but do occupiers care about these?
How about a smarter, more cost effective way of providing health & wellbeing amenities, testing occupier demand before committing to a large capital investment?
It’s easy - pop up classes in vacant offices. Simple and effective, like all the best ideas.
Regular weekly classes cost buttons compared to creating a dedicated studio or gym - and you can use classes to manage costs, so you actually save instead of spending.
The environment can be more pleasant for occupiers too - many gyms we’ve seen in offices look more like a basement strip club than a welcoming & inclusive feel-good space for all. Why not use what you’ve already got and showcase your stunning offices to your community?
You can accommodate much larger classes, more space for human interaction - which is the foundation of all health & wellbeing, and a live teacher is much more human than an automated studio with ‘virtual’ classes on a screen.
Once you’ve tested occupier demand with pop up classes, it’s much easier to make the right decision on whether your asset needs a dedicated studio or gym.
The risk of a few yoga mats damaging your lovely refurbished space is about the same as doing a viewing (minimal), or use spaces awaiting refurb - and you can still do all the viewings and inspections you need.
