In the first part of the video, we talked about time allocation, but another crucial factor to consider is funds. Initially, we set aside funds to cover all the work, budgeting carefully to ensure we could afford it. Over time, we learned the importance of having a maintenance pot for ongoing expenses. Balancing time and money is key. 💷⏳

We bought Ollie Lego for his birthday and while we were there, Ian built a bridge.

After we left, Ollie built more and more on top of the bridge using up much of the remaining Lego and then waited for us to visit again to show Grandad 😀.

It didn't last long after this!!!

Someone also said that, "Luck is what happens when preparation meets opportunity".

The consensus then, is that if you put in the effort consistently you will reap the benefits. Whilst you could argue that you need a bit of luck to find the right property, I believe the right property comes from viewing a lot of properties that simply don't work.

This has been my experience in building our portfolio.

Sadly, Jim Rohn is no longer with us but his teachings are just as relevant today as they were when he first recorded them. In fact, many of todays "guru's" quote him as their mentor.  

For me, this quote says it all. Firstly you really do have to put in the effort, regardless of whether you want to and secondly, you have to keep investing in yourself to get better at what you do. Not only are your competition getting better but the market is changing, so if you are not improving you are going backwards.
