What is Legionella?

Legionella is bacteria usually found in water that causes serious illness such as Legionnaires Disease. Landlords have a legal duty to assess and reduce the risk of legionella in their properties through risk assessments and taking necessary measures.

The Assessment Includes:

💧An on-site property inspection
💧A domestic risk assessment report
💧A hot & cold water system schematic diagram
💧Recommendations to minimise legionella risks

To be able to flourish, Legionella needs a temperature range from 20-45°C, so the warmer weather is creating an ideal environment for the bacteria to grow and multiply.

During the warmer summer months especially, it is essential to take good care of your water system, and to do all you can to prevent the spread of legionella bacteria in the water supply.

Are you aware of Legionella?

Legionella is bacteria that are present in low numbers in natural water systems such as rivers and ponds and can be present in domestic and commercial hot and cold water systems.

If conditions are favourable, the bacteria may multiply to dangerous levels in 9-10 days, and it is possible to contract Legionnaires' disease.

Legionnaires Disease is a form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella bacteria.

Therefore, a Legionella Risk Assessment (LRA) is highly recommended every 2 years or at the change of tenancy to keep your tenants and visitors safe.
