2020 was challenging, but it was a great year for Full Coverage Home Inspections. Below is a map of all the inspections I performed this year. Why is it important to open electric panels during a home inspection?

Here is a service panel from an inspection this week that had the wrong combination of circuit breaker and wire size. The breaker labeled "dryer" was rated at 40 amps and connected to a 10 guage wire.

While the 10 guage wire is standard for an electric clothes dryer, the breaker should be rated for a maximum of 30 amps. This oversized breaker will not properly protect the wire and may cause it to overheat. This is a fire hazard in its current configuration.

The good news - this is a simple 10 minute fix for an electrician!
