Sweezy’s 2nd Subdivision – Covenant Adjustments for Affordable Housing

The Community Redevelopment Authority (CRA) has adopted modifications to the existing covenants for the free lots in Sweezy’s 2nd Subdivision to better accommodate rural workforce housing. These updates are designed to encourage residential development by offering more flexible zoning and aligning with the evolving needs of the community.
The primary goal of these changes is to promote growth, attract new residents, and support local affordable housing opportunities. To achieve this, the following requirements have been established:

1. Minimum Dwelling Size:
Each single-family housing dwelling must contain a minimum of 1,200 square feet of living space. No basement is required.
2. Garage Requirement:
All dwellings must include at least a full-sized, one-stall garage located on the lot.
3. Construction Timeline:
Construction must commence within nine (9) months of lot closing and be substantially completed within twenty-four (24) months after commencement.

Speculative houses (built without a prior buyer) are permitted on the lots to encourage development and flexibility for builders.
These adjustments aim to make residential construction more attainable while maintaining neighborhood quality and community standards.
