Water damage doesn’t just ruin your floors — it can trigger mold growth in as little as 48 hours. Whether it’s a burst pipe, a roof leak, or flooding, what you do in the first few hours matters more than most people realize. Here’s how to protect your home (and your health) after a leak.

⏰ Act Within 48 Hours Mold spores are always present in the air - they just need moisture to activate. Once surfaces stay wet for 48 hours, mold can begin colonizing. The clock starts the moment water enters your home, so move fast.

💧 Remove Standing Water: Immediately Don’t wait. Use a wet vac, mop, or towels to pull out as much water as possible right away. The longer water sits, the deeper it pe*****tes into flooring, drywall, and subfloors — making drying out much harder and mold much more likely.

💨 Maximize Airflow: Open windows and doors, run fans, and point them directly at wet surfaces. Air circulation is one of the simplest and most effective ways to speed up drying and discourage mold growth. Box fans and industrial air movers work best.

🧖‍♂️ Control Humidity: Even after visible water is gone, moisture lingers in the air and materials. Run a dehumidifier and aim to keep indoor humidity below 50%. You can pick up a cheap hygrometer to monitor levels - most hardware stores carry them.

🧽 Sanitize All Affected Surfaces Water carries bacteria, and damp surfaces are a breeding ground. Once dry, clean hard surfaces with a disinfectant or a diluted solution of water and white vinegar. Don’t skip this step even if the area looks clean.

🔍 Check Hidden Areas Mold doesn’t always grow where you can see it. Check behind walls, under flooring, inside cabinets, and around baseboards. If an area smelled wet or had prolonged moisture exposure, it needs to be inspected — not assumed fine.

• Macrocyclic Trichothecenes - potent toxins produced by certain molds sometimes found in water-damaged environments.
• Gliotoxin - a fungal metabolite studied for its immune system interactions.
