The wait is over! Teso Life, the Japanese department store, is now open in Centreville, VA, bringing aisles of Asian snacks, beauty, and home goods to NoVA.

This is the brand’s first Virginia location, and GreenBench served as construction manager for the tenant fit-out, delivering the space from design approvals through build and closeout.

Paws on the ground, because doors are officially open at Livewell Animal Hospital at Modera Falls Church!

Opened in late December, this tenant fit-out project included:

🐾 Reviewing/approving tenant design
🐾 Managing tenant construction
🐾 Tracking landlord work interfaces
🐾 Overseeing TI payments and closeout documentation

We’re proud to help launch a modern veterinary space built for calm visits, efficient care, and day-one readiness for pets and their people. Stay tuned for more progress in the Modera Falls Church area!

It has been a few snowy days at The Field School and our time-lapse cam says it all: the THINK Studio jobsite is one giant snow cone.

We’ll let the site (and the crew) thaw before jumping back into underground utilities and foundations. Until then, enjoy the view and send warm thoughts!

As we reflect during the last month of the year, we are reminded of our continued gratitude towards our clients, partners, and internal team. We wouldn’t be GreenBench without the relationships we’ve built over the years.

A few successful principles that we live by and will carry into the new year:

📊 Set clear expectations early. Graphics and visual aids help everyone see the same plan.

🗓️ Protect the schedule. Align permitting expectations upfront and tie pre-planning to key milestones.

📒 Standardize to move faster. Our shared permitting playbooks by jurisdiction kept teams coordinated and responsive.

We’re excited to celebrate the grand opening at Cascades Marketplace, a key milestone in the retail center’s revitalization in Sterling. The event brought the community together to experience the reimagined, family-friendly destination and its new programming.

We’re proud to have played a role in helping bring this next chapter to life alongside our partners and the broader project team. More to come as the transformation continues.

Our team returned to Bucknell University for the fifth year in a row for one of our favorite traditions: to speak with civil engineering students about career paths in commercial real estate. We love mentoring the next generation and sharing how engineering translates into impact beyond the job site.

This year’s talk focused on education projects, so we highlighted how GreenBench helps shape learning environments, like our recent work at St. Patrick’s and Georgetown Day School. Both examples of how our work impacts students to thrive both in the classroom and in the communities we help build.

Thanks to our former professor for the invite and to the students for the thoughtful questions. Your curiosity and energy are why we come back each year.

Game on! The Harris Family Athletic Center at is officially open.

We were honored to be part of the recent ribbon cutting for this exciting project that brings expanded opportunities for athletics and community to the school.

The event brought together the entire school community including students, staff, parents, the school board, and donor Josh Harris to celebrate this incredible milestone. It was a special moment to see the facility come to life and officially open its doors to those who will benefit from it for years to come.

A heartfelt congratulations to everyone involved in making this vision a reality!
