The Director of Design & Preconstruction will lead and manage all aspects of the design, technical coordination, and preconstruction processes for all PIVOTEK projects. The Director of D &P will be knowledgeable in both Lean Manufacturing and Construction principles for successful integration of manufactured building components into new construction projects. The Director of D & P will lead the completion of all final design documents and the transition from final design to manufacturing. Supports project management through estimation and technical aspects of collaboration with the Architect, Construction Manager, and key project partners. This includes MEP coordination, integration into the building structure, project budget, and schedule. Also, assists the Business Development with technical aspects of early client or project development.

Responsibilities / Required Skills:

Oversees the development of Engineering and CAD operations

Confers with and directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of design/build to prevent delays.

Technical knowledge of Revit and Navisworks (including parameter, families, 2D & 3D aspects of Revit, schedules, project browser organization, templates, organization view) is preferred.

Reviews blueprints, plans, and other customer documents to assist in the development and preparation of bids for prospective future projects

Lean Manufacturing & Construction
Experience a plus.

Attends and participates in early client meetings.

Other duties as assigned, including travel on an as needed basis.

2 years of prior management experience.

Building code experience preferred.

Engineering or similar qualified degree; equivalent experience accepted.

Responsible for accurately calculating the total costs associated with a construction project or the development of a new project, helping the company assess the feasibility of moving forward with the proposed project. gathers details and compiles data to estimate all production costs according to specifications. considers raw materials, labor, equipment, tools, and transportation for estimations. helps determine necessary resources for projects based on cost estimates and budgetary constraints. this position requires a highly professional and organized individual who can work in a fast-paced environment.

• Prepares cost estimates and proposal documents for projects or services that are used by management in preparation of the bidding process by gathering project documents (blueprints, specifications, and related documents).
• Develops costs by performing material take-off from project plans and documents, analyzing scheduling requirements, labor, time, and subcontractor work requirements, and obtaining quotes on materials and subcontract work. Coordinates as necessary with shop and production staff to determine labor requirements.
• Coordinates with the client on all changes in scope, and questions or clarifications regarding the work, during the bidding process. Resolves discrepancies by collecting and analyzing and summarizing information and trends. Acts as a resource to project management during the award / start-up phase to clarify any issues regarding what was considered in the estimate including materials and methods of construction;
• Prepares documents that are accurate concerning quantities, specifications, relevant details, and which not exceptions as appropriate;
• Presents prepared estimate by assembling and displaying prices and vendors, availability of materials, qualifications, etc.;
• Maintains updated database of cost information including a directory of suppliers, contractors, and subcontractors;
• Assembles bid-files including all development information that was utilized in preparation of the estimates;
• Ensures that all contract issues such as time constraints, special construction methods, etc. are addressed prior to submission of the bid;
• Ensures that all contract bid documents are complete and accurate prior to submission of the bid to the client;
• Prepares a cost coded budget for each project assigned;
• Analyzes estimated vs. actual costs upon project completion when directed by management. Takes input from project managers regarding labor and equipment hours, construction methods, and adjusts estimating cost factors as necessary;
• Reviews budget and project profitability status and goals with project team as required. Seeks input on corrective measures to continuously improve the identification and accuracy of cost figures;
• Acts as a resource for project management by providing cost information and developing cost estimates for changes in the work, during different construction phases;
• Other duties as assigned, including travel on an as needed basis.

PIVOTEK is please to introduce our new Business Development Associate recently appointed for the Rocky Mountain Region. Tom Merlo who recently joined PIVOTEK, is an experienced new business development professional and will be PIVOTEK’s representative in the Rocky Mountain states.

PIVOTEK was selected by Norton Healthcare and Messer Construction Co. as their bathroom pod consultant and manufacturing partner. PIVOTEK’s value-driven bathroom pod solutions, coupled with our high-quality manufacturing processes were the ideal solution to meet Norton’s construction and schedule objectives.

The expansion of Norton Brownsboro Hospital is complete, with 70 new patient beds, advancements in stroke and aneurysm capabilities and a larger emergency department.
