This property was purchased at auction following a tax foreclosure. What we walked into was severe neglect: hoarder-level trash, busted water pipes, no heat, shattered windows from pellet gun damage, and drug paraphernalia scattered throughout — including needles. The yard showed signs of heavy animal activity, likely drawn by a steady supply of food and water.
Inside, it was clear this home needed serious intervention before it could be considered rentable. We launched a full hazmat cleanout. The basement had flooded with nearly two feet of water, as shown by the staining on the brick walls. Trash piled from floor to ceiling — no exaggeration. Mold had begun growing on spider webs, and the basement walls were collapsing inward. The water heater and boiler were shot. The electrical system had rusted between the joists, creating fire hazards due to a dip in the neutral load. The city was hesitant to restore power — and for good reason.
We got to work: clearing trash, pumping out water, and hauling dirt, sand, and silt one 5-gallon bucket at a time. As we dug deeper, we uncovered a beautifully intact concrete slab buried under four inches of earth. After repeated flood-and-drain cycles, we power washed the slab back to life.
All inoperable equipment was removed, and subcontractors installed a new heating and boiler system. What started as a hazardous wreck is now on its way to becoming a clean, safe, livable space.
