1 room a day..... 2nd floor - 3 season solarium - cleaned up and gone through βœ”οΈ - another full dump trailer off to the dumps on Monday.

Now I can actually get to the windows to fix them. Plan is to take good top panes and mix with good bottom panes then I only have to replace certain full windows πŸ€·πŸ»β€β™‚οΈ.

Picked up my other 3 coloums yesterday from the Amish in Randolph, NY.

Its always a nice peaceful ride with time to reflect about things going on.

The one w/o trim is a parts one to fix some of the other ones. Its just screwed together.

I also love this sink cabinet he's working on.

Oh and how about that gas price 😲πŸ₯°πŸ₯°. It's been a long while since I have been able to fill up my truck for under a $100. Especially since it's a 36 gallon tank. 😬😬

Spent the last few days clearing and cleaning up the lower solarium.

I always forget to take a good before picture but that 1 open spot in the rug was full as well. Full trailer headed to the dump tomorrow.

A little Wednesday morning shout out.

To start, I've been having boiler issues.

The house has β˜† 2 β˜† High Efficiency boilers but only 1 worked(s) and I had ZERO heat on 2nd floor for god know how long. Probably 4+ years at minimum.

Supposedly unit B kicks on when unit A is struggling but we haven't been able to figure it out or jump it and ignite it manually.

After having my best friend - Chris Woolston (I can't seem to be able to tag him), whos an Hvac tech, come look at it and going back and forth about how it was all connected, he suggested I contact the name of the installer on the units.

Well that company was bought out about 3 years back.

The company that bought them out is Bestway Heating & Cooling. After meeting with the owner - Tom - and discussing the units and the back story of the house, I received my email estimate for the repairs needed and to my surprise Tom and his wife offered to donate his time and materials to help me get this corrected πŸ™πŸ™.

Turns out the auto fill wasn't working and I wasn't able to properly bleed the system. In other words, no water was coming in to the system to push the air out of the 2nd floor radiators.

Tom came in and took the time to take apart my auto fill, Clean all the sediment out and change out the completely PLUGGED water fill line. I was now able to bleed the system in its entirety.

Unfortunately, at no fault to anyone, my circulating pump decided it was time to go an hour later. I came down from bleeding the line in the attic to the pumps electronics SMOKING.

After a not so quick trip to the Depot and I was able to get my hands on a new circ pump and install it with minimal issues.

Unfortunately the old pump must have been failing as early as last Friday afternoon because I came here Monday morning and the whole boiler was in protection mode and the house was down to 51Β° which put me into panic mode as I can't afford anymore setbacks or water damage.

I put the pump in yesterday by 3:50pm and it has taken until now for the house to climb from 51Β° to 63Β°. 😲😲. Can't wait to see this monts bill 🀒. Last months was $225 πŸ˜₯.

This week I started working on the little upper porch. I framed it all up to be able to get jacked back up into its place. Then yesterday, I noticed how bad the anchors had separated from the brick and was bowing out and shaking by touch.

I knew I had to act fast and come up with a solution before heavy snowfall arrives.

After a few hours of Googling solutions and hardware, 1 trip to home depot I decided on installing some drill/drop in - 3/8 concrete anchors. β˜† Basically you drill a hole, slide them in, use a rod to hammer a peg that expands in the brick with threads on 1 side to accept a bolt β˜† 😁

First I drilled in one anchor at the corner to put a threaded eyelet into for my ratchet strap to have a central anchor point for pulling straight and controlled from 3 directions. Then I fed a strap through the gaps and around the beam and ratcheted them back over into place 1 side at a time.

Once in place, I drilled through the wood colums, into the brick and inserted 3 anchors per column. After the 1 trip to home depot and and 2 trips to Value I finally had all my hardware πŸ˜„. After using various length bolts and washers to achieve the final result.

I left the ratchet strap on with tension for the night to help force it to relax where I want it but it now has 6 - 3/8 x 6" bolts holding it up versus a couple 140 year old nails.

You can see in the pictures how much I was able to suck it back into the wall. 😁🀘.
