I have been a resident of Foxwood Condominiums for the past 12 years.

Recently, Foxwood has been a godsend for me due to its close proximity to Atlas Peak Physical Therapy (AP). AP leases space at 3 Campus Drive in the Savin office building. This state-of-the-art building is 100% occupied, beautifully maintained, and provides an atmosphere that is warm, safe, and aesthetically exceptional.

Atlas Peak has been invaluable to me. After a recent fall that resulted in a thoracic vertebral fracture, my doctor recommended physical therapy to relieve pain and improve mobility. Because I do not drive, I called many physical therapy facilities hoping to receive treatment at home. Every one of them said “no”. AP also
could not provide in-home care, but they offered something no one else did: they arranged transportation to and from their facility.

This level of compassion and support was extraordinary. Coincidentally, a neighbor of mine also required physical therapy and was unable to find at-home treatment. AP extended the same offer to her as well. We are both deeply grateful.

AP’s staff is highly professional. Two of their team members hold DPTs, and all of their employees demonstrate exceptional skill, kindness, and dedication. However, many are fearful for their jobs as this development proposal hangs over them.

My concern is that the proposed Lennar development would not only remove a physical building, but also take away a vital service that supports so many Foxwood residents and members of the broader community. In addition, the proposed changes appear to encroach on Foxwood property and would directly impact our quality of life.

I respectfully ask that you approach this matter with empathy and a full understanding of how profoundly this would affect the residents of Foxwood. Please put yourselves in Foxwood’s shoes—especially shoes that, for many of us, no longer fit comfortably due to age, injury, or physical limitations.

We strongly urge you to reject this rezoning and any related changes that would negatively impact our Community.

Greetings Pleasantville Leadership,

I am firmly requesting you to keep the commercial buildings at 1 Campus Dr and at 3 Campus Dr as currently zoned for commercial use only! Not residential! The proposed re-zoning of Campus Drive is harmful to the town of Pleasantville, strain the current resources including emergency services and utilities, heavily impact the safety of residents and devastate the commercial businesses that provide steady tax revenue and support to the community.

Dear Pleasantville and surrounding towns,

Pleasantville does not need 102 townhouses at 1, 3 Campus Drive and 8 Carey Drive. This proposal would permanently change Pleasantville from a village into a town. We do not want that.

This is a roughly ~100 million+ dollar high density residential development. That scale does not belong in Pleasantville.
Traffic at Bedford Road (Route 117) and Campus Drive will worsen significantly, increasing congestion and the risk of vehicle and pedestrian accidents.

The claim that “something should go there” is false. This is private property that is already paying taxes. 1 Campus Dr (commercial building) is a private property that belongs to Mr. Carey, who has purchased this property for commercial use and has been paying taxes for this property.

3 Campus Drive is FULLY occupied. Statements suggesting otherwise are incorrect. It is home to Atlas Peak Physical Therapy, Savin Engineering, Gleason Plumbing, Supreme Seams, Auto Fanatic, and Clearwater Adjustments, contributing jobs, providing services and tax revenue to the community.

This proposal also:

• Conflicts with the 2017 Pleasantville Master Plan
• Replaces commercial tax revenue with long term residential costs
• Eliminates one of Pleasantville’s last major commercial areas
• Introduces density, height, and traffic far beyond what currently exists

This development is not wanted and not right for Pleasantville. The area is zoned for commercial use and should remain that way.

The board has already rejected a development proposal for this site by Toll Brothers. That action establishes clear precedent that the town does NOT want development there.

How you can stop this:

Email the Mayor and Village Trustees and tell them to protect Pleasantville as a village, not rezone it into a town.
