All my Airbnb and STR hosts: A few tips that can get your property the reviews it deserves! Here’s what to look for before your next guest arrives.🏡🛏️🛀
Tip #1: Clean Like a Reviewer ( or hire an expert)
Before you leave the property, stand at the doorway and scan the room.
What would a guest notice first?
• Smudges on mirrors
• Hair on bedding
• Crumbs under the coffee table
• Dust on dark furniture
Guests see with “review eyes.” Clean from their perspective, not just your checklist.
Tip #2: The “White Glove” Bathroom Test
Bathrooms sell the stay.
After cleaning:
• Wipe the faucet dry (no water spots)
• Polish the mirror
• Fold toilet paper into a neat triangle
• Make sure no hair is left anywhere (especially corners)
One stray hair = 4-star review. It’s unfair… but it’s reality.
Tip #3: Kitchen Smell Check
Before guests arrive, stop and smell the space.
Lingering:
• Grease
• Trash odor
• Dishwasher funk
• Fridge smells
Pro move: Run lemon slices through the disposal and wipe inside the microwave (guests always check it).
A neutral-smelling kitchen = instant comfort.
Tip #4: The “Couch Test”
Sit on the couch like a guest.
Look down:
• Crumbs between cushions?
• Pet hair?
• Stains visible in daylight?
Flip cushions if possible and vacuum under them. Guests drop everything there — and they look
Tip #5: Take 5 Photos Before You Leave
Quick photos of:
• Made beds
• Clean bathroom
• Kitchen counters
• Entryway
• Thermostat setting
This protects you from damage disputes and gives you proof of condition at turnover.
Documentation isn’t optional in STR. It’s insurance.
🌿 Bonus: The 3 Things Guests Always Notice
1. Smell
2. Bedding freshness
3. Bathroom sparkle
Nail those three and you’re already ahead of most listings.
