2022β2026 5Plex RE UPDATE ποΈ π‘
Itβs been over 4 years since I bought and completed our 3-month renovation on an 5PLEX triplex in Hayward, CA (East Bay Area) π¨ Definitely the largest and most stressful project Iβve ever done, but it was also a lot of fun π
.
Lots of mistakes, but amazing lessons learned. The whole property was actually a 5-plex (duplex in front, triplex in back), and I had 2 business partners (2 of my best friends) on the deal.
Since CA barely has any cash flow, the goal is definitely appreciation (true wealth generation) π°π, and I always like staying local if possible. Overall, Iβm happy we were able to create a cash-flowing property for generational wealth building π.
Monthly Cash Flow: +$3,100, which was more than we were aiming for! π But overall, going forward, Bay Area appreciation is the real wealth play. No PM fee because weβre managing it ourselves through Zillow Rent Manager (super easy!) + local handyman π».

π€ A lot of new grads have asked how this was possible. I was a broke new grad in the saturated Bay Area making $350/day with over $220K+ in student loan debt back in 2015. Through consistent budgeting, aggressive 4yrs student loan pay off, stock/index fund investing, and a LOT of weekend fill-in OD work, I was able to save up for a rental π―.
