Halloween weekend recap 🎃✨

Started off with the costume closet in Newport where Alex discovered his true calling… performing with a bedazzled mic in hand 😂🎤 Cue the dance parties, sloth cake, and all the K-pop!

Then we made our way to Mystic Aquarium 🐧🐋 where we saw penguins, beluga whales, stingrays (yes, we got to pet them!) and wrapped it all up with lobster rolls + a little shopping because why not? 🦞🛍️

The best part? Planning Jordan’s upcoming trip to Charleston, SC! He’s counting down the days and auntie & uncle are just as excited to start what’s hopefully the first of many travel adventures together ❤️✈️

Since Halloween is creeping up 👻, I figured it’s the perfect time for a little Throwback Thursday to some of the costumes Bryan and I (and a few friends!) have rocked over the years…. all the way back to 2007! 🫣🎃 From spooky to silly, we’ve had our fair share of fun dressing up through the years. ✨

✨ Closing days like this remind me why I love what I do 🥺

This home went under agreement FOUR different times before we finally made it to the closing table. The first three offers fell apart due to financing, but we kept it moving, back on the market, and still pulling in above-asking offers each time.

On the fourth round, we connected with the buyers who were the right fit. 🙌🏼

This property was owned by a longtime investor client I’ve worked with for over nine years. It served her well, but she’s ready for her next chapter! She is stepping away from being a landlord and focusing on a home in Italy 🇮🇹🍷

Big thanks to .jimenez_realtor for being a solid partner on the other side of the deal. Professional, communicative, and made the entire process feel seamless from start to finish!

Spent this past Saturday at the Stone Zoo with Bryan and our nephew Jordan for something truly unforgettable!

We had a private meet and greet with Lunesta, a 22 year old sloth, and her 6 month old baby George (That’s what we called him)! 🦥🥹

Feeding them zucchini, broccoli, and apples was so much fun! 🍎🥦 We learned so much about their rainforest home and how small choices, like using recycled paper, can help protect animals like them!

We also met the sweetest baby monkey 🐒 and later visited the Ancestors Center on Newbury Street to explore some Italian family history 🇮🇹 It was our first time there, and the staff made it such a warm, welcoming experience.

Grateful for a day full of discovery and laughter with family 💛

We may have been just past peak season, but Vermont was still absolutely stunning 🍁🤎

From Burlington to Lower Waterbury, we were full-on leaf peepers 👀🤣 enjoying lakeside walks, exploring downtown, and savoring some amazing meals. Hen of the Wood was truly incredible.

A scenic drive through Stowe took us to the cozy Rabbit Hill Inn 🐇. We added a last-minute train ride through the foliage and hiked Pinnacle Meadows, the Artists Loop, and Cascade Basin, making it the perfect fall escape.

We wrapped it all up with apple cider doughnuts from Moulton Farm 🍩🍎 which were hands down the best we’ve ever had.

So grateful to my built-in adventure hubby for always being down to explore new places ❤️

📣 New MA home Inspection law goes Into effect October 15th!

If you’re planning to buy or sell a home this fall, here’s what you need to know:

Starting October 15th, buyers will no longer be allowed to state upfront whether they intend to have a home inspection. This change is designed to create a more level playing field, so sellers can’t prioritize offers simply because the inspection was waived.

🔍 What’s still allowed?
Home inspections are still permitted, the difference is you can only mention it AFTER your offer has been accepted. Details like inspection timing and repair thresholds remain negotiable at that point.

📋There’s also a new disclosure form that both buyers and sellers must sign before any offer is submitted.

🚫 Exemptions include:
• Unfinished new construction
• Properties with 5+ units
• Foreclosures
• Sales involving family, estates, or divorce
