📢 New Project Win – Globeville Affordable Housing & Library 📢 Element5 is proud to be part of a transformational community project in Denver. Globeville is a first-of-its-kind development that brings housing, learning, and community together under one roof.

Once completed, this will be the largest mass-timber affordable housing development in the United States!

👉 This landmark 250,000 sq. ft. project combines 170 new affordable homes, a new Denver Public Library branch, and vibrant community space on a 2.7-acre site long shaped by Denver’s industrial history.

♥️Once home to smelting and heavy industry, Globeville has faced decades of under-investment. This development directly responds to community-led calls for anti-displacement, multi-generational housing, and local stewardship.

🌟 Project Highlights
🌲 Mass timber structure: Four levels of CLT-framed residential units sit above a concrete podium housing the new library, lobby, town home entries, and community café.

🏡 170 affordable units: 1–4 bedroom layouts, with half reserved for families at 50% AMI or below.

🌿 50,000 sq. ft. of onsite green space including landscaped courtyards planted with cedar or Douglas fir — the same species used in the mass timber structure.

📚 New Denver Public Library branch: Anchoring the ground floor with study rooms, gathering areas, and community programming.

🏗️ A first for Colorado: The state’s first mass timber affordable housing project, delivering sustainable design, reduced embodied carbon, and precision-fabricated CLT floor assemblies.

🔥 Performance: 5-ply CLT floor chosen as the most economical 2-hour fire-rated assembly meeting acoustic and vibration requirements.

🌎 Community impact: Designed with input from GES Coalition, addressing displacement risks and creating long-term neighborhood stability.

We've updated our case study on our KRESA project with some beautiful new photos that really show off the of this hybrid structure!

Kalamazoo RESA Career Connect is an $85M, 167,000 sq. ft., career and technical educational facility that had a Grand Opening in May of this year.

👉🏼 This 2-storey building uses a structural system featuring exposed decking supported by a steel-braced frame with CMU sheer walls. Steel beams are clad in nanoCLT to visually match the mass timber.

🌲 KRESA chose Element5 to provide the connection design, supply, and delivery of:
- 175mm 5-ply CLT roof panels
- Glulam beams
- 19mm 3-ply nanoCLT panels
- Associated steel connections & fasteners

♥️ The result is a soaring and inspiring environment for experiential learning, delivering both performance and beauty.

📢A heartwarming construction update from Ronald McDonald House Ottawa! 📢 This latest walk-through video shows the beauty of exposed throughout the entrance, shared spaces, kitchen and bedroom ceilings.

The natural warmth of the (cross-laminated timber) and truly supports Ronald McDonald House Ottawa's mission to create a peaceful, warm and comforting environment for families during their toughest moments.

🌲 We’re honoured that Element5 could contribute to this meaningful project by supplying the CLT floor and roof panels, along with the Glulam beams and columns.

🏠 With this 25,555 sq. ft. expansion, Manoir Ronald McDonald House Ottawa will grow from 14 to 36 suites, helping reduce the waitlist and ensuring more families can stay close to their loved ones.

♻️ The new 3-storey addition will be carbon-neutral and built to LEED Gold standards—supporting both people and the planet.

Last month Element5 was thrilled to have participated in the Canada Builds Modular Summit, put on by Collecdev Markee in Toronto. The theme was advancing modular and factory-built housing in Canada.

📢 The Village at Mines Park featured in ColoradoBiz 📢 The Colorado School of Mines redeveloped their aging Mines Park complex, demolishing outdated buildings and replacing them with five new apartment buildings for students.

Totaling 284,000 sq. ft. and providing 658 apartment-style beds, the residences in Golden, Colorado, offer a mix of studio, two-bedroom, and four-bedroom units.

🏗 The project is one of the largest hybrid structure projects in the United States using cross-laminated timber floor and ceiling panels and beams in combination with traditional wood-framed walls.

🌲 Element5 is proud to have supplied the Glulam and 5-ply CLT for the project.

👉🏼 Completed in just 20 months, the Village at Mines Park welcomed new residents in August and was completed on time and on budget.

A few months ago, the Toronto and Region Conservation Authority unveiled their new headquarters. This 85,000 sq.ft., 4-storey post-and-beam office building is a model of sustainability in action, and it’s already a multi award-winner!

🏗 Element5 was proud to have supplied the cross-laminated mass timber ( ) floors and walls, beams, columns and braces.

🏆 Most recently, the project won a 2025 Canadian Green Building Award (Commercial industrial large building category). Jury Comment:

"With its solar chimneys and water walls, this 4-storey office building was notable for its innovative and highly visible environmental strategies. Its use of mass timber reduces embodied carbon, while creating an attractive work environment."
