Have you noticed the increased chatter throughout the profession about restarting in person therapy?
Are you talking about returning with other therapists?
In the past few weeks, we have seen a spike in interest for office space from therapists. Some interest is just window shopping, trying to get a feel for what is out there, but there are therapists actively looking and signing leases.
It seems that the general inclination is to go back to in office sessions part time. Therapists are looking for a couple of days a week per month. They are looking for offices with part time availability. Many are exploring renting an office full time, and subletting or sharing with another therapist.
Here are some other observations:
We have seen an uptick in visitors to our website.
People are signing leases (whew!).
Many people are looking for day rentals.
People who are interested in full time leases are upgrading their offices.
High end offices are renting more quickly.
Pricing for offices has not been significantly reduced.
Landlords/leaseholders are opting to give a discount for a few months for tenants who sign year long leases.
15% of renters stuck it out and stayed in their offices throughout the pandemic.
Sadly, many suites have closed down so there is less inventory available.
In a nutshell, we expect 2021 to be a year of returning to the office. We anticipate that by the end of the summer, many people will have singed leases and will be returning part time in a shared space or with a full time lease.
