Apparently, the concept of “no pets” has gone away with the proliferation of service or support animals, but can we restrict where the animals are allowed to go? It seems there’s nothing in our bylaws about this, because the initial plan for the property was that pets would not be allowed. —Watching My Step⁠

But another key component, and one that may be less obvious to the eye, is social cohesion and mutual respect among residents, administrators, and staff. Unresolved conflict and the acrimonious environment it produces are anathema to the peace and sense of community residents of condominiums, co-ops, and HOAs seek. ⁠

Problem: The current board refuses to schedule an election, which our management company is responsible for administering. Is there any procedure available by which a majority of unit owners can bypass the board and request that our management company post a first notice and conduct an election? ⁠

Residents are bringing their entire families, including undisciplined children and grandchildren over for “pool parties” and it’s hard for us to enjoy this amenity that we are paying for. While they all collect fees from residents, it’s important to remember that condos, co-ops, and HOAs are nonprofit entities; those fees go right back into maintaining, repairing, and generally running the building those residents call home. That’s why maintaining consistent cash inflow is critical, and why boards’ fiduciary duty obligates them to pursue payment from residents in arrears.⁠

Not only is everything from floor coverings to insurance coverage suddenly more expensive, supply chain disruptions brought on by the pandemic continue to linger.⁠
